Minority Whip Kim Jackson Introduces Bipartisan Legislation to Crack Down on Deceptive Landlords

Bill will require full up-front disclosure of all charges and fees associated with residential properties to prospective tenants.

Atlanta, Ga. — Senate Democratic Caucus Minority Whip Kim Jackson (D-Stone Mountain) introduced bipartisan legislation to protect residential tenants from greedy landlords. Senate Bill 414 would prohibit landlords from concealing the full rental price from tenants or charging them fees that weren’t disclosed at the initial time of rental agreement.

The bill is cosponsored by Senator Russ Goodman (R-Cogdell).

“Landlords are doing whatever they can to squeeze another penny out of tenants, including lying about what it costs to live at their properties,” Minority Whip Kim Jackson said. “Enough is enough. When a person signs a rental agreement, that should be the end of it. Landlords shouldn’t be able to surprise their tenants with additional fees after signing. SB 414 is us putting our foot down and saying people won’t stand for this deception any more. Georgians deserve better than to be treated like landlords’ ATMs.”

  • Prohibit landlords from failing to disclose the total rental price of any residential property and charging hidden fees for any residential property.

Background

Georgia law already prohibits deceptive practices in consumer transactions, such as misleading prices, under its Fair Business Practices Act. This law is commonly enforced in car dealerships and commercial gyms.
